LCR partners with EQTY Capital to offer Real Estate Investment Fund

LCR Capital Partners is proud to announce that it has brought EQTY Capital’s new Portuguese real estate fund onto its investment platform.  EQTY Capital is led by an all-star team that brings a global perspective to property fund management.  Their new fund meets the requirements of the Portuguese Golden Visa program which allows investors to obtain residency and citizenship.

The Portugal Golden Visa Program is the fastest and simplest way to provide foreign investors the right to reside in Portugal/European Union and opens a gateway to get Portuguese Citizenship for themselves and their families. The main benefits of the program are the fast processing and minimal requirements for residency.

Benefits of the fund Investment versus direct ownership:

  • In almost all scenarios Funds are more tax efficient. Direct ownership entails numerous taxes from acquisition, rental and eventual sale. Funds are exempt from many of these taxes.
  • The Fund market is a highly regulated one. This makes funds more secure and offers foreign investors peace of mind as the fund manager, Custodian Bank and Portuguese Securities Market Commission  (regulator) supervises all their activity.

The investment threshold for investing into a Fund that qualifies for the Golden Visa is €350,000, however, this is due to change to €500,000 on January 1st 2022.

EB-5 Program Update:

The EB-5 Program has lapsed. The US Congress is discussing the legislation that authorizes the program while USCIS reviews the regulations and policies for filing. Because of the recent court ruling that reversed the 2019 Modernization regulations, the investment level has shifted temporarily from $900,000 back to $500,000.

If the program is reauthorized before the regulations are updated, there may be another window of opportunity to file at $500,000.

LCR expects the program to be reauthorized before October 1, and continues to work with international families that want to explore alternative residency options.
